My Philosophy
Growing up I was taught respect other people. I have tried to teach that to my children as well, and in business situations I have stayed with companies that have maintained a high degree of business ethics. I have also left companies that I felt did not have ethics as a guiding principle when dealing with others - whether it is with employees, business partners, or customers. I have taken that same attitude with my Real Estate business. Be honest and be focused on the customer.

By focusing on honesty and customer needs, I have been successful in my Real Estate business. I treat each real estate client as though they were my only client, and go into each situation, whether you are buying or selling a home, expecting to receive a letter of recommendation from you after the transaction is completed. Because I know, the way to get a letter of recommendation is to provide you with great service, above and beyond what you expect.
I realize you are making one of the biggest decisions of your life. Buying or selling your home is a huge undertaking and can be very stressful. My job is to relieve as much of this stress as possible, by providing you with useful and accurate information so you can make good decisions.

"I, Michael Falotico, offer Satisfaction Guarantee on the performance of my Real Estate Services. If, for any reason, you do not feel I have earned my commission in my work to help you purchase or sell your home, I will refund 100% of the commission paid to me by my brokerage company for my services, after the close. I do not guarantee the performance of any other agents' service and in no way offer to refund any part of any commission paid to them. If another agent is involved in this transaction, operating as a subagent, your refund will be limited to my portion of the commission paid. This is usually 50% of the total commissions agreed to in the listing and purchase contracts."
To receive this refund you must submit a refund request in writing along with a brief explanation of why you feel I did not earn my commission. This request must be delivered to my office within three working days of the close of your transaction either in person or by certified mail.
